The Crested Butte Real Estate Market had an interesting year, the Average Sales Price is up for all categories, yet the number of sales was significantly lower. During 2022, I noticed sale prices continued to rise into early summer, then leveled off, and finally, we had some price corrections as we finished up 2022. We came off unprecedented times; the market so heavily favored Sellers. Buyers were feeling completely beat up and ready to throw in the towel. With this slowdown, we are entering a more balanced market; months of inventory have been trending around six months. Buyers have more time to make educated decisions and can better negotiate prices and terms.
