October in Gunnison

The white peaks contrasting with the golden leaves are stunning; every fall, I’m amazed at how beautiful our valley is. The recent mountaintop snowfall reminds us we won’t have to wait long for the ski season to begin!

Market Conditions
New listings are down 48% and under contracts are down 43%. We currently have $33M under contract. Months supply of inventory is 1.4 (if no new listings come on the market, in 1.4 months, inventory would be at zero). Inventory is very low.

Although we are still in a seller’s market, I have seen more price reductions, and some listings are staying on the market longer before going under contract. With limited inventory, more and more buyers have decided to buy land and build. Land sales are at an all-time high, with a 31% increase in the number of sales.
