With the leaves peaking later this year, October is starting with stunning golden views in every direction. Every year, I’m blown away by how beautiful our valley gets. Beyond the natural beauty, Crested Butte has a vibrant lineup of events scheduled for this month!

October 5th, Crested Butte Photography Hikes at Colorado Backcountry from 9:00 AM to 5:00 PM
October 7th, The First Annual Mt. Crested Butte Fall Festival at Ted Scheske Park and Pavilion from 12:00 PM to 4:00 PM
October 7th, Premiere of Matchstick Productions’ “The Land of Giants” Screening 1 at Center for the Arts from 7:00 PM – 8:30 PM
October 8th, Crested Butte Farmer’s Market at Elk Avenue from 9:00 AM to 2:00 PM. This is the last one of the season.
October 12th, Books-N-Bars at the Crested Butte Library from 5:30 to 7:00 PM
October 14th, Geology Jeepney Tours at 10:00 AM
October 21st, Celestine Manno’s ‘Once You’ve Seen It All’ Album Release Party at the Public House Crested Butte at 9:00 PM
October 26th – 29th, Fright Night Readers Theatre: Frankenstein and Spawn of the Subhuman at the Mallardi Theatre. The show starts at 7:00 PM (October 26th – 28th) and 2:30 PM (October 29th)

Market Conditions

New listings are down 14%, while under-contracts are down 22%. Months supply of inventory is at 9 for Crested Butte and 10 for Mt. Crested Butte (if no new homes came on the market, in 9 or 10 months, inventory would be at zero). I’m seeing more price reductions and a lower list to sales price; now is a great time to purchase. Rental income continues to be strong, making your mountain home a great investment.
