Gunnison Year-End Market Report

2023 has been an interesting year in real estate. Nationally, many areas experienced a decrease in sales, yet in Gunnison, single-family homes had a 31% increase in sold listings and a 63% increase in sales volume. Condos and townhomes did see some softening in 2023, both the number of sold listings and total volume were down. We continue to have strong land sales in sold listings, but the total volume and average sales price went down by 21% and 25%, respectively. Inventory has remained steady at a 5-month inventory for both 2022 and 2023.

An interesting note….we had twice as many cash sales as loan sales ($128M vs. $63M). This indicates that interest rates don’t affect us as much as other areas.
