As a buyer it is important to know all of the steps in the closing process. The closing process can oftentimes be time consuming, overwhelming, and stressful. One reason to hire a real estate agent is because we remove the stress and overwhelming feeling from the process. If you are needing a loan, your first step in the buying process is to talk to a lender and get pre-qualified.  If you’re a first time homebuyer this is especially important so you can get an idea of where you stand. Oftentimes a buyer will make an assumption of what they can afford and this can cause heartbreak when they find what they want and realize it will not work. As the same time, one can often afford much more than they think which can open doors to their dream home. The lender will require quite a few documents up front, however, this can make the process easier once you are under contract. Stay on top of your credit score and keep a close eye on your finances.

If you do not already have a real estate agent, this is a crucial step in the process. Choosing the right agent can make a world of difference and will ensure a smooth transaction. Here are some things to think about: choose a full-time agent that dedicates all of their time to your needs, ensure the agent communicates the way you like to be communicated with and answers your questions in a timely manner; make sure the agent listens to your needs.

Shopping should be the most exciting part! Visualizing yourself in the home, checking out the floor plans, taking in the views, etc. If you are new to the area you will want to check out the different areas of the valley and make certain you pick the area best suited for your needs. It is OK to look at homes in all different areas and make sure you are getting just the right place. Before you start looking at homes, perhaps you want to make a short list of must haves. What do you want in a home? How many bedrooms do you need? Is a garage or yard important? This can help make the process less stressful and eliminate homes right off the bat. Working with an agent you trust and respect can really help as well; offering advice, asking questions and helping find what you want. Once you have decided on the best place for you, it’s time to make an offer.

Whether this is your first purchase or tenth, buying real estate is the largest investment one makes. Your agent will walk through all of the steps on a offer and put everything on the table upfront. After the offer is submitted it is time to sit back and wait for a response. Generally this only takes a few days at most. The seller will either decline your offer, counter, or accept.

Once you are under contract you will have a number of deadlines to work through. You will want an inspection; and if you are getting a loan an appraisal will be required. Your lender will have to work diligently to get your loan closed. There will also be an opportunity to review the title commitment, tax certificate, HOA docs if there is an HOA (Homeowners Association), and the Seller’s Property Disclosure. Lastly, the closing, which is always an exciting day. Closing day is generally stress free and involves a mail out packet if you’re not in the area, or sitting at the closing table and signing documents. You then receive the keys and it’s time to make memories in Crested Butte.
