Market Conditions
New listings are down 49% and under contracts are down 51%. We currently have $112M under contract. Months supply of inventory in Crested Butte, Skyland, and CB South is 2.4 (if no new listings come on the market, in 2.4 months, inventory would be at zero). Months supply of inventory in Mt Crested Butte is 2.7.
Although we are still in a seller’s market, I have seen more price reductions and some listings are staying on the market longer before going under contract. Buyer fatigue could be playing a role. Many hot markets around the country have noted buyer fatigue – buyers are simply getting tired of losing out in multiple offer situations and have decided to wait on the sidelines.
